I get variations of the same question from clients all the time.

Is now the time to lean into Miami’s luxury market, or is it smarter to wait?

The answer lives in two places. What the data shows, and what I am seeing in real conversations, at real tables, with real decisions being made.

According to Compass’ 2026 Housing Market Outlook, national home prices are expected to remain relatively flat, with modest growth of about half a percent. Inventory is increasing, mortgage rates are expected to average around 6.4 percent, and overall sales activity is projected to rise four to five percent compared to last year.

These are not dramatic shifts. The market is settling into a more measured rhythm.

What stands out most to me, especially here in South Florida, is how the luxury market continues to behave differently. Compass data shows that higher price points remain more resilient. Many high net worth buyers are less influenced by interest rates, often using cash or significant equity. They are active, but they are selective.

That matches what I am seeing. Buyers are taking their time. They are asking better questions. They are paying attention to quality, location, and how a home actually lives. They are not rushing, but when the right property comes along, they move with confidence.

For sellers in Miami’s luxury market, this means the margin for error is smaller. Homes that are priced thoughtfully and presented well are still finding the right buyers. Homes that miss the mark are being passed over.

This does not feel like a market on pause. It feels like a market that is rewarding preparation and clarity.
