Why Access Matters Now More Than Ever in Real Estate

Waiting can feel like the responsible choice.

Rates may improve, headlines may calm down, and inventory may look clearer in a few months. I understand all of that, and I never want anyone buying because they feel pressured by a market, an agent, or a catchy line about timing.

Still, I pay close attention to the moment before everyone feels ready again.

A recent note from Leonard Steinberg, Chief Evangelist at Compass, captured the timing issue well: when other buyers hesitate, the prepared buyer often gets more time to think. Sellers may be more open to conversation. A buyer can compare, revisit, ask better questions, and choose from a steadier place rather than racing through a decision because there are five offers behind them.

That does not make every property a smart buy. It makes preparation more valuable. The buyer who knows what they want, has the right guidance, and understands what is priced well and what is only packaged well may have more room right now. That room can make the difference between reacting to the market and making a thoughtful move.

The Zillow story is really about access

The recent news out of Chicago made a private industry issue very public. MRED, the Chicago-area MLS, suspended Zillow’s listing feed after a dispute involving private listings, Compass, and Zillow’s display rules. The Chicago Sun-Times reported that Zillow’s Chicago listings dropped from nearly 5,000 to about 1,700 after the cutoff.

For buyers, the practical lesson is simple: a portal can be helpful, but it should never be mistaken for complete market access.

Most people search as if the available homes will naturally appear in front of them. In luxury real estate, that has never been the full story. Some homes are public, some are private, some are preparing to come on, and others are shared through agent relationships before a buyer ever sees them on a website.

That is where the phone calls matter. Saved searches only go so far. A serious buyer needs someone who can call the right person, understand the context, and recognize whether an opportunity is worth pursuing.

Your search may be more global than you realize

The same access question applies abroad. When clients ask me about Italy, London, Panama, Portugal, or another place that has been sitting in the back of their mind, that is where my relationships matter. I can connect them with the right people, in the right places, with the same care and discretion they expect from me in Miami.

This has always been the heart of MJR Groupe. Your lifestyle may know no borders, and your real estate relationships should be able to travel with you.

Online search gives you a starting point, but the real value comes from context: what is coming, who to trust, what matters in a specific neighborhood, and whether the opportunity is actually as strong as it looks.

My job is to help clients see the market with as much clarity as possible before they decide to wait, move, or widen the search.

If you are looking in Miami, Chicago, Wine Country, Europe, or somewhere you have not fully named yet, call me before you assume you have already seen what is possible.
