Best Ways to Present Your Home For Sale

All sellers want their homes to sell above asking price and in record time. But it takes more than a strong desire to make that happen. It involves a thought-out plan, and knowing the best way to present your home to its future owners.

Experienced real estate agents know that visuals matter when trying to connect with people. They also know that a well-designed campaign is most successful with a variety of visual elements. The best agents have access to an extensive network of vendors that create the type of visual work that allows the property to immediately stand out, attract visitors, and seduce potential buyers.

Listings with sharp photos sell at or above list price 44% of the time.

Here are some of the techniques that have proven to be most successful with my listings…

Staging. Home staging is something most effective agents recommend to clients. In addition to delivering a sale for more money, staging provides other notable advantages. It makes it considerably easier for agents to market the property because the photos look 100% more enticing, highlighting its best assets, and allowing interested buyers to imagine themselves in the home.

An alternative to traditional staging is virtual staging. Virtual staging technology is gaining popularity because it allows real estate agents to furnish a property easier, faster, and exactly the way each potential buyer wants it—without having to move a single piece of furniture.

Photos and videos. Quality photographs are more important than ever! Smartphone pictures are fine for informally sending photos, but they can’t measure up to the quality of pictures taken by an experienced real estate photographer with a good camera. And if a picture is worth a thousand words, imagine how many a video is worth! Videos give interested buyers a feeling of being inside the home, allowing them to get a feel for the flow and the personality of the property.

Videos using drones.  Drones are a unique tool for real estate agents who want to deliver visual intrigue.  In fact, real estate is projected to account for 22% of all drone use by 2020. Drones are a great way to highlight large properties, lush landscaping, and spectacular views. With cinematic flourish and dramatic shots, drone videos immediately add the “wow” factor that elevates a listing.

Technology has drastically changed the home buying process. Whereas it used to involve a lot of newspaper searches and open houses, today virtually every prospective home buyer searches online first. So, it goes without saying that it’s imperative to work with a realtor who applies a variety of visual elements to market your property. If you are considering selling your home this year, or know someone who is, let me make sure the property creates the right first impression.
